We Pump It Out.
We Dry It Down.

What We Actually Do On Site

A dry-out is a sequence, and skipping steps is how a water job turns into a mold job three weeks later. This is the full sequence, the way it runs in Queen Creek, Gilbert, Chandler, Mesa and San Tan Valley homes.

  • Find the source and stop itShutoff, supply line, water heater, slab. Nothing dries while water is still coming in.
  • Map the moistureMeters across walls, baseboards and floors. The wet zone gets marked before a single fan is placed.
  • Extract the standing waterTruck-mount extraction, including under cabinets and along tack strips where water hides.
  • Open what has to openBaseboards, toe kicks and flood cuts where the wall cavity is wet. Contained, photographed, explained first.
  • Set drying to the mapAir movers and dehumidifiers placed by the readings, then adjusted as the numbers move.
  • Log it for the claimPhotos and readings every visit, packaged so your adjuster sees the whole job.

Signs the Water Is Already In the Walls

Half the calls we run in the East Valley are not floods. They are slow leaks that have been feeding a wall for weeks. These are the tells:

A warm spot on the tileClassic slab leak on a hot water line, common in post-tension slab homes across Gilbert and Queen Creek.
Water bill jumped, usage did notWater is going somewhere. If it is not the pool or the irrigation, it is under the slab or in a wall.
Musty smell at the baseboardsThat smell is microbial growth starting on wet drywall paper. It does not dry out on its own.
AC condensate stain on a ceilingClogged condensate lines drip all cooling season, quietly, into ceilings and hallway walls.
Baseboard pulling away or paint bubblingDrywall wicks water upward long before a stain shows on the surface.
Flooring that clicks, cups or feels softLaminate and LVP trap water against the slab and hide it until the floor gives it away.

Where is the water, is it still coming, and what is wet. That is enough to roll the right truck.

02

Onsite assessment

Source found, moisture mapped, scope explained in plain language before any equipment is set.

03

Extract and set drying

Water out, gear placed to the map, containment up if the job needs it.

04

Daily readings

We come back, read the materials, adjust the gear, and log every number.

05

Dry standard, documented

When the readings hit standard, gear comes out and you get the full log for your claim.

Asked on the phone

Straight Answers

How much does this cost before insurance gets involved?
It depends on the category of water and how many square feet are wet, and anyone who quotes a firm number over the phone has not seen your house. We assess onsite, explain the scope, and put it in writing. Our cost guide breaks down what drives the number.
Can I just rent fans and do it myself?
For a small clean-water spill caught in the first hours, sometimes. Once water is in a wall cavity or under flooring, rental fans dry the surface and leave the structure wet, which is exactly how mold starts. The meter tells the truth; rent one of those too if you try it.
Do you handle the insurance paperwork?
We document everything an adjuster asks for: photos, moisture logs, equipment records and scope notes. You stay the policyholder, we make sure the file is complete.
